I want to use you but another agent has quoted me a cheaper fee. What shall I do?

I want to rent my property out but I was expecting a higher valuation. What are the options?
Valuations are subjective, they're not an exact science, and so it is natural that opinions will differ. When valuing, our job is to give you an evidence-based estimate of the valuation range but if you want your property marketed at above, or below, our valuation range you just need to tell us - you're the boss! A word of warning though... It's important to base your asking price on the current market conditions and comparable properties that have recently rented or those which will be your competition on the market otherwise it can take longer to rent your property.
I'm worried that my tenant will stop paying rent, how can I ensure this doesn't happen?
With any investment there is a level of risk which you have to be aware of. Our thorough referencing will help to reduce this risk and where there is anything of concern we would recommend asking for a guarantor. There are certain circumstances where rent can be paid in advance for the full term but this is less usual. To eliminate this risk we would recommend looking at our premium management package which includes a rent warranty which we would highly recommend.
What happens if my tenants leave my property in a mess?
All tenancies are protected with a deposit equivalent to 5 weeks rent OR a flatfair 'zero deposit policy' which covers a landlord for 6 weeks rent. Thorough referencing will help to reduce the risk of a property being left in a bad condition and regular inspections will reveal any tell tale signs of neglect which we would be able to rectify whilst the tenant was in situ. We also offer a deposit 'BOOST' product if this is a concern which protects you for the equivalent of a further 6 weeks rent in damages. Talk to us about this option if you are at all concerned.
